We assist self-managed strata plans and strata council with day-to-day accounting and administration.
Our services include, but are not limited to:
Provide independent consultation, opinion or feedback to Council on operational and financial matters as they arise;
Assist Council with obtaining quotes for repairs and maintenance of the common property. Onsite vendor visits are coordinated by a Council member or resident;
Negotiate service or maintenance contracts through request for quotation. For example, garbage collection, janitorial, gardening and other periodic service contracts
Provide Council with initial system checks and schedules for the maintenance of common property to be carried out by Council, at least once a year;
Draft or prepare (on behalf of the Council) Notices for Annual General Meetings and Special Meetings;
Assist Council in the preparation of the annual budget and special levies where necessary;
Present annual financial reports on behalf of strata council at the Annual General Meetings;
Receive, record and deposit monthly fees, levies and other income of the strata corporation
Receive, review and pay all accounts payable of the Corporation;
Prepare draft monthly financial statements to Strata Councils;
Draft or prepare (on behalf of the Council) forms related to the sale of any strata lot in accordance with the Strata Property Act as they are requested by owners, notary publics, lawyers and realtors. For example Forms B and F; and
Levy fines and liens against delinquent owners, according to the Corporations’ by-laws when directed by the Council.
